Questions
Good to know before you buy
Acreage comes with different questions from a suburban block. Here are straight answers to the ones we hear most.
Building your home
Where on my lot can I build?
Every homesite has a defined building envelope set towards the street. Your home, shed and other structures go inside the envelope, so you know exactly where you can build before you buy.
The area between the envelope and the street is kept for your wastewater disposal area, a pool or your driveway. The rear of each lot stays open and green.
Can I build retaining walls?
No. Retaining walls are not permitted on the homesites. The civil works shape each building area so you can build without them.
Can I build a two-storey home?
Yes, within the City Plan height limit. On Lots 1 to 9, the upper floor of a two-storey home needs acoustic treatment and air conditioning under the approval conditions. Your builder can design for this from the start.
Are there design guidelines?
Design guidelines are being prepared. We will share them with every buyer, and they will be included with your contract.
Services
Is there town water?
Yes. Every lot connects to the reticulated town water supply.
Is there town sewer?
No. Like most acreage, each home has its own approved wastewater treatment system and a disposal area on the lot. An effluent covenant on every lot sets where the disposal area goes.
Your builder or a licensed designer will specify the system as part of your home design. Ask us and we will share the effluent disposal assessment for the estate.
What services are connected?
Town water, power and telephone are provided, with power run underground to every lot. Internal roads are sealed.
The land and its surroundings
What is the parkland, dam and wetland?
A large part of the original site is set aside as environmental parkland around the existing dam and wetland. It is handed to Council as conservation and drainage reserve, so it is not part of any lot and will not be built on.
What is next to the estate?
Rural-residential homes sit to the west and south, with David Arbon Park across Pagan Road. Yatala's established industrial area adjoins the eastern side.
Between the homesites and the industrial land there is environmental parkland and an acoustic wall, planted on its estate side. Acoustic design for the homes closest to it is part of the approval (see two-storey homes above).
Is the land flood affected?
Much of the original site sits within mapped flood areas, mostly in the parkland and wetland. The building envelopes are designed to sit above the flood level, and the approval requires that the estate does not worsen flooding for neighbours.
We can share the flood information for any lot you are considering.
Is the estate in a bushfire area?
The site is within a mapped bushfire buffer. The estate has an approved bushfire management plan, including a fire trail and fire-buffer planting, and your builder will confirm any construction requirements for your home.
Do any lots have easements or covenants?
Every lot has the effluent covenant described above. Lot 10 also has a Council stormwater easement along its eastern side, and Lot 14 has an environmental covenant protecting native habitat over part of the lot.
Each lot page lists what applies to that lot, and the contract of sale sets out the full details.
Buying
Is the estate approved?
Yes. The subdivision is approved by the Planning and Environment Court, and Council has issued the approvals for the civil works now under way.
When can I start building?
Civil works are under way. Titles are issued once the works are finished and the plan of subdivision is registered. We will confirm timing with you before you sign, and it will be set out in your contract.
Can I buy more than one lot?
Yes. Builders and buyers interested in more than one homesite are welcome to talk to us.

Plans, lot boundaries, areas and dimensions are indicative only and subject to change until the plan of subdivision is registered. Buyers should rely on their own enquiries and the contract of sale.
